Better Term Life Insurance with Return of Premium

But she might decide to pay a bit more for the ROP rider. Then she can pay on her policy for twenty years, survive until after it expires, and collect the total amount of her premiums paid inn one check at the end.
Understand that the policy will either pay out a benefit or it will refund premiums. If the insured person would pass away in year 8 of the policy, and a spouse or child collected, then there would be no premium refund.
Still, this makes term with ROP attractive to many people. They get the lower term premiums, but with just a little more added to their premium, they can get their money back at the end. I still cannot tell you if this is the choice you should make. Your own situation is unique. But I think that many people would take this option if they knew about it.

No this is actually the BEST TIME to increase your property portfolio. When you are buy property it does not really matter whether the market is up or down unless you are trying to do a fast turn over. If you are holding for the long term then you have to deal with the market fluctuations with an inevitable upward trend at some point. If you can buy at the lower end of the cycle that is the best time to buy of course.
When the real estate market is experiencing a downturn it is the best time to buy. Just check the foreclosure lists and auctions. You can pick and choose and buy normally below market value. However, keep an eye on your monthly bottom line. In other words make sure your rental income (from your new investment) equals or exceeds your outgoing including mortgage repayments. If you have other income you may be able to stand an extra $100 or more per month to top up the mortgage but try to avoid it. You will sleep far better at night knowing that the mortgage payments are taken care of.
Ok we all know that in a strong market, when the prices are going up, our property value also climbs. However now, in a slower and declining market you need to change your focus to hold for a longer period. We are looking at a few years before a more friendly market for investors shows up on the horizon.
Several investors that started during the “boom” now have to change how they are thinking about investing. This is the time when we separate “those who can from those who got lucky and made a few bucks”. Now is when the long term hold plans must start becoming the focus. This is a business. You need to do the math. Will your income from your investment cover the expenses/new mortgage?
Taking the current market woes in to consideration, the fact that now is a great time to buy and hold for the long term, goes without saying. Due diligence is the key for the next few years. Now is the time to look at buying for long term gains.

If this is the first time you are hearing the term, it will probably sound like some kind of shady deal. The amount of money they provide during retirement can vary. A reverse mortgage can supplement a senior citizen’s income. One very common misconception about the reverse mortgage is that the bank eventually takes ownership of your house. This is not true! The deed remains in your name throughout the entire term of the process. Note that there is interest on the loan payments, but it is deferred until the loan is repaid.

Now is not a good time to buy oil futures? We have heard this from every “GURU” on the nightly news. Just because everyone is screaming it…does not make it true. Now is the time to go against the flow of popular opinion and buy an investment. The risk must, however, be a reasoned one and never spend the rent money on risky things.
If you are willing to move against the flow you must seek out deals and only buy bargains. Property investment is great because you can feel the permanence of your investment and over time real estate has proved itself to be a solid money maker. Contrary to all the latter day negative gearing you need to make sure of a positive cash flow. Rents must give a return on investment. Simply put…. you do not buy at silly prices you buy only when the figures give you a return.
Current feelings of uncertainty in the real estate market makes buying bargains not very difficult. Foreclosures are not nice for anyone to deal with and being a buyer at a foreclosure or mortgagee sale can make you feel very uncomfortable and even intimidated. These properties do have to be sold though and foreclosures will work to an investor’s advantage. Its just bargain shopping on a bigger scale.
